Frequently Asked Questions

How to calculate a VA mortgage cost in Ohio?

The easiest way to calculate your Ohio VA mortgage cost is to use my online free VA mortgage loan estimator.

Your VA loan estimate will include the following charges that make up your VA house loan cost.

Mandatory fees:

  • VA funding fee (some buyers are exempt)
  • loan principal and interest
  • property taxes
  • homeowner’s insurance
  • closing costs

Discretionary fees:

  • real estate brokerage commissions
  • additional lender charges
  • loan discount points
  • homeowner or condominium association dues

The Department of Veterans Affairs allows home sellers to contribute funds to the new buyer to pay Ohio closing costs, but it limits that contribution to 4% of a reasonable Ohio home value.

Does a VA loan require a down payment in Ohio?

Unlike conventional mortgage providers, The US Department of Veterans Affairs doesn’t require a down payment for Ohio veterans and qualified VA buyers.

However, your local lender may need a down payment in the following situations:

  • low credit score
  • you are borrowing from a financial institution that requires a down payment
  • high debt-to-income ratio
  • partial VA entitlement
  • Guaranteed Loan Program (GPM) participation
  • low house appraisal that doesn’t match the contract purchase price

What is the minimum down payment for a VA loan in Ohio?

The VA doesn’t mandate a minimum down payment for an Ohio VA mortgage.

The Department of Veterans Affairs backs VA loans issued by Ohio home loan lenders, and your local lender has the option to modify some terms of the mortgage or require additional qualifying conditions.

You may have a minimum down payment set by your local Ohio lender based on additional factors, including:

  • loan amount
  • down payment
  • your debt-to-income ratio
  • inflation rates
  • national and local unemployment rate
  • availability of local housing
  • home price
  • financial institution’s lender policies and programs
  • bond market rates
  • credit score
  • local housing market condition

A number of Ohio lenders offer VA loans, so you’ll typically be able to find a range of local lending offerings and mortgage requirements.

What are VA mortgage rates today in Ohio?

VA mortgage rates aren’t static. The rates frequently change, sometimes daily. Ohio residents can find the current rates on my Ohio mortgage interest rates page.

Ohio financial institutions issuing VA mortgages use a number of considerations to determine the interest rate, including:

  • debt-to-income ratio
  • buyer credit scores
  • amount of the loan
  • Federal Reserve policy
  • Ohio home prices
  • unemployment rate
  • federal bond market
  • down payment amount
  • purchase price
  • national and Ohio inflation rates
  • state housing inventory
  • Ohio lender loan programs

How much is the funding fee for a VA loan in Ohio?

The Department of Veterans Affairs requires most military veterans and qualified VA borrowers to pay a funding fee to obtain an Ohio VA mortgage.

The amount of the fee depends on several factors, including the number of times the buyer has used the VA loan benefit and the size of the down payment.

You’ll pay 1.25% to 2.15% when you’re a first time user. People buying a home in Ohio with only a 5% down payment pay the highest percentage.

Borrowers who have used their eligibility before will pay between 1.25% and 3.3%.

There are some exceptions to the funding requirement. Veterans receiving VA compensation for a service-connected disability (10% rating or higher) typically don’t pay the fee.

Purple Heart vets, veterans receiving retirement payments or active-duty pay in place of service compensation, and the surviving spouse receiving Dependency and Indemnity Compensation (DIC) also are exempt.

Can the VA funding fee be rolled into the loan in Ohio?

Many Ohio home loan lenders allow you to roll your VA home mortgage loan funding fee into your mortgage.

Do you need mortgage insurance with a VA loan in Ohio?

VA loan holders do not need private mortgage insurance for their Ohio housing mortgage. Ohio financial institutions have federal backing for VA loans.

This gives local lenders the assurance that any potential losses would be covered should the borrowers fail to meet their loan payment schedule.

How much is the VA mortgage insurance premium in Ohio?

You won’t pay anything for VA mortgage insurance premiums. Buyers have federal backing for the loans, and that serves as a de facto mortgage insurance policy.
